Terms & Conditions

Please read these Terms and Conditions carefully before engaging pristarile's services. By submitting an enquiry or entering into a service agreement with pristarile, you indicate your acceptance of these terms.
1. Definitions
In these Terms and Conditions: "pristarile", "we", "us", or "our" refers to the company operating under the name pristarile, based at 148 Jalan PJU 1A/3, 47301 Petaling Jaya, Selangor, Malaysia. "Client", "you", or "your" refers to the individual or entity engaging pristarile's services. "Services" refers to the property-related services described on this website, including Post-Move Settling Service, Premium Furnishing Package, and Family-Focused Property Search. "Agreement" refers to the written service agreement entered into between pristarile and the Client prior to commencement of any service.
2. Acceptance of Terms
Use of this website and engagement of our services constitutes acceptance of these Terms and Conditions. Our services are available to individuals aged 18 years and over who have the legal capacity to enter into binding agreements. We reserve the right to decline a service engagement at our discretion.
3. Service Description
pristarile offers three principal services for residential tenants and those seeking luxury rental properties in Malaysia. Full descriptions of each service are available on our Solutions page. Service scope is confirmed in writing in the individual service agreement prior to commencement. We do not act as a landlord and are not a party to any tenancy agreement between the Client and a property owner.
4. Service Agreements
All engagements are governed by a written service agreement signed by both parties. The service agreement will specify the scope of work, fees payable, payment milestones, timeline, and any applicable exclusions. In the event of a conflict between these Terms and Conditions and the service agreement, the service agreement shall take precedence.
5. Fees and Payment
Service fees are quoted in Malaysian Ringgit (MYR) and are as specified in the applicable service agreement. Fees are structured around defined milestones as set out in the agreement. Payment is due within seven calendar days of each invoice date unless otherwise agreed in writing. Late payments may result in a pause in service delivery. pristarile does not charge undisclosed commissions or referral fees in connection with any supplier introductions made as part of the settling service.

- Post-Move Settling Service: RM 2,900
- Premium Furnishing Package: RM 4,250
- Family-Focused Property Search: RM 7,200
Fees are subject to change. The fee applicable to your engagement is confirmed in the written service agreement.
6. Cancellation and Refunds
If you wish to cancel a service engagement before commencement, you must notify us in writing. Where work has not yet commenced and a deposit has been paid, we will return the deposit in full within 14 working days. Where work has commenced, fees are payable for the proportion of work completed at the time of cancellation, calculated on a pro-rata basis against the total agreed fee. pristarile may cancel a service engagement if a Client's instructions or circumstances make delivery impractical or impossible, in which case a pro-rata refund of prepaid fees will be provided.
7. Client Responsibilities
You agree to provide accurate and complete information relevant to your requirements, respond to communications from pristarile within a reasonable timeframe, make payments in accordance with the agreed schedule, and not engage in conduct that would impede the delivery of services. Where the services involve access to a property (such as for furnishing delivery or a post-move visit), it is the Client's responsibility to ensure appropriate access is arranged.
8. Intellectual Property
All written reports, area assessments, and other materials produced by pristarile in the course of delivering services are provided for the Client's personal use only. These materials may not be reproduced, distributed, or shared commercially without pristarile's prior written consent.
9. Disclaimers
pristarile provides property advisory and support services. We are not a licensed real estate agent under Malaysia's Valuers, Appraisers, Estate Agents and Property Managers Act 1981 in a transactional capacity — our services focus on search support, settling assistance, and furnishing coordination, not on the legal completion of tenancy agreements. We make reasonable efforts to provide accurate and relevant information but cannot warrant the accuracy of third-party data, including school admission policies, neighbourhood information, or supplier availability.
10. Limitation of Liability
To the extent permitted by Malaysian law, pristarile's total liability to a Client in connection with any service engagement shall not exceed the total fees paid by the Client for that engagement. We are not liable for indirect or consequential losses, including loss of opportunity or loss of enjoyment, arising from or connected to our services or any delays in their delivery.
11. Confidentiality
pristarile treats all client information as confidential. We do not share client details with third parties except as necessary to deliver the agreed services or as required by law. Clients who prefer a formal non-disclosure arrangement may request one prior to engagement.
12. Termination
Either party may terminate a service engagement by providing written notice to the other. Upon termination, the Client will be invoiced for work completed to the date of notice. Obligations of confidentiality and the limitation of liability provisions shall survive termination.
13. Governing Law and Dispute Resolution
These Terms and Conditions and any service agreement between pristarile and a Client are governed by the laws of Malaysia. Any dispute arising in connection with our services will first be addressed through good-faith discussion. If resolution is not reached within 30 days, disputes may be referred to mediation through the Malaysian Mediation Centre before any formal legal proceedings are commenced.
14. General Provisions
These Terms and Conditions constitute the entire agreement between pristarile and the Client with respect to general service terms, supplemented by any specific service agreement. If any provision of these terms is found to be unenforceable, the remaining provisions continue in full force. Failure to enforce a term on one occasion does not waive our right to enforce it in future.
15. Changes to These Terms
We may update these Terms and Conditions from time to time. Changes will be reflected in the "Last Updated" date on this page. Continued engagement of our services after changes are posted constitutes acceptance of the updated terms.
